This extensive remodel transformed a neglected downtown warehouse/ office building − which sat vacant for nearly ten years − into an inviting, central location for eight Mesa County departments.
The repurposed facility has a readily identifiable entrance that is ADA compliant, a layout that is convenient for both the public and employees, and flexible office space with expansive storage.
The original 53,000 sf single-story structure was an amalgamation of three different buildings constructed over several decades. The project presented challenges such as varying floor levels and ceiling heights, a porous envelope, and inefficient heating and cooling systems.
The presence of hazardous materials forced a complete gutting, roofing removal, and demolition of all mechanical, plumbing, and electrical systems. The gutted building retained only viable portions of the exterior walls and roof structure.
One project objective was to create a cohesive look for the exterior from the three disparate building façades. This was achieved with a combination of new stucco walls, metal panels, and a regular pattern of windows. Other features include flexible office systems, break/coffee areas, staff shower and changing facilities, xeric landscaping, large vehicle access, loading dock, and a warehouse.
